GEMS is a monthly equity marketing session for Upstate investors and licensed professionals. Members bring what they have — properties, cash, notes — put it on the board, and the room structures exchanges around what each one wants.
The when, where, and who
When
The first thursday of every month, 9:00 AM – 12:00 PM. Doors open a few minutes early; come as you are.
Where
Greenville, South Carolina. We meet at Trailblazer Brokerage, 3795 E North St, Greenville — upstairs on the second floor.
Who
Active and aspiring investors, brokers, note holders, and tax and financing professionals from around the Upstate. Newcomers are welcome — your first 2 sessions are free.
What a session looks like
No pitch decks, no audience. A working meeting with a board, a table, and members who know how to structure an exchange.
Introductions
The room goes around the table — who is present, what they work on, and what they are holding or hunting for this month.
The board fills
Members put their positions up: what they have — a property, cash, a note — and what they want, from monthly income to tax deferral to a partner.
The room proposes legs
This is the work of the session. Members connect positions across the board, sketching multi-party exchange structures — deal legs — that answer more than one want at once.
Follow-ups are scheduled
Legs worth pursuing get their own follow-up conversations after the session, carried forward by the parties involved and their advisors.
Guests are welcome to simply observe. Watching the room work a board is the fastest education in equity marketing there is.
One line is enough
Bring a one-line description of an asset — “a duplex on the west side, owned free and clear” — or just a goal. That is plenty for a first visit.
If you create an account beforehand, you can submit the asset through your dashboard so it is already on the board when you arrive.

Sessions are hosted at Trailblazer Brokerage, a working brokerage in the Upstate. We meet upstairs on the second floor — whiteboards, screens, and room to break off and talk once the board has been worked.
Your first 2 sessions are free
No invitation, no dues, no commitment — come twice and see how the room works. After that, membership is $20 a session, or $220 paid up front for the year, which is one session free.
That is the whole cost. GEMS takes no fee and no commission on anything that comes out of the room — you close with your own attorney, CPA, and intermediary.
