About GEMS
Greenville Equity Marketing Sessions is a group of licensed real-estate professionals in the South Carolina Upstate, committed to a superior level of expertise in real estate taxation, financing, equity marketing, and exchange.
Members bring decades of combined experience — and once a month, they bring it to the same room to work each other's positions.

Positions and goals come first
A session starts with positions, not listings. Before any structure is discussed, the room works to understand the full position behind an asset — equity, debt, tax exposure, management load — and where its owner wants it to go. Properties, cash, and notes are the instruments. The goals drive the exchange.
What guides the work
Expertise
Members commit to continuing education across taxation, financing, equity marketing, and exchange, so the advice you hear reflects current law and the current market.
Candor
You get the honest math. When the numbers say the right move is to keep the property, that is the recommendation you hear.
Community
GEMS is rooted in Greenville. The deals we structure keep equity working in the Upstate — for the owners, the investors, and the neighborhoods between them.
A session, once a month
GEMS meets monthly in Greenville. Members bring what they have and what they want — a property that needs less management, cash to place, a note that needs liquidity — and the room works each other's positions together. Tax specialists flag the traps. Financing specialists test the structures. Exchange specialists draw the deal legs.
It is collaborative by design. No single member has every answer; a room of specialists usually does.

A South Carolina native with more than 25 years in Upstate real estate, Jason is an investor and coach who has spent his career finding creative solutions to problems other people call dead ends — which is exactly what a room full of mismatched positions needs.
For years he hosted Solutions in Real Estate on WGTK 94.5 FM “The Answer”, and he runs the GEMS sessions the same way: plain language, real numbers, and a bias toward getting something structured before everyone leaves the room.
