The GEMS Exchange · Upstate SC

The exchange for real property.

A stock exchange trades shares of companies. The GEMS Exchange trades the real thing — property, notes, cash and 1031 money — between Upstate owners who trade what they have for what they want. Free to list. No commissions. Benefits for all parties involved.

Three steps

  1. 01

    List

Post what you have and what you want. It gets a symbol on the board, and the details stay with members.

  2. 02

    Bid

Members raise a hand — “I'd take that” — or offer something of theirs. At the session, Jason walks the room through the board.

  3. 03

    Exchange

When the haves and wants line up, the parties sit down with their own advisors and paper it. Nothing closes on this website.

Questions people ask

Is the GEMS Exchange a stock or securities exchange?
No. It borrows the look of one — symbols, a board, a trading floor — but nothing here is a security, a share or an investment offering. It's a board where members show what they own and what they want, so they can find each other and talk. Every deal is made directly between the parties, with their own advisors.
Does it cost anything, and does GEMS take a cut?
No. The online board is free — you just need an approved account — and GEMS takes no commission on anything traded through it. Dues are for the in-person session and are paid at the door. If a member hires an agent, attorney or CPA for their side of a deal, that's their arrangement.
Who can see the details of a listing?
Members. This public page shows only the kind of listing, the area, a size range and the benefits the holder is seeking — never the address, the exact numbers or the person's name. Signed-in members see the full listing and can message the holder.
What can be listed?
Property, notes and paper, cash looking for a home, 1031 exchange money with a deadline, and opportunities that need a partner. The point is creative exchange — trading benefits — not a for-sale-by-agent listing.
Where does the trading actually happen?
On the board all month, and in person at the session. First Thursday of the month, 9 AM to noon, at Trailblazer Brokerage, 3795 E North St, Greenville.

The GEMS Exchange is a members' listing board and a monthly meeting, not a securities exchange, broker-dealer or investment adviser. Nothing on it is an offer to sell or a solicitation to buy a security. Listings are posted by members and are not verified by GEMS. Talk to your own attorney, CPA and licensed real-estate professional before you sign anything.
