A one-page guide

Before your first session

Everything you need to get something out of the morning fits on one page. Read it on the way in, or print it and write on it.

1. Answer three questions — one line each

Every position the room works starts with these. Answer them for anything you own or want, even roughly.

  1. What do you have?

Not "what are you selling" — what you have. The property and what's owed on it, cash that needs a home, a note you carried back, land that pays nothing. All of it is inventory.

  2. What do you want?

The condition you're trying to reach, not a number: income you don't manage, a tax bill deferred, out from under a guarantee, fewer doors, something your kids can split.

  3. What will you take?

The combination you'd accept in place of what you're holding: half cash and half paper? A smaller property free and clear? Carry the financing yourself? This is the question almost nobody has answered before they walk in.

2. Bring the numbers the room asks first

  • Property: rough value, what's owed and at what rate, what it earns, whether it's free and clear.
  • A note: face amount, rate, monthly payment, balloon date, position, whether the payor is current.
  • Cash or 1031 funds: the amount, the return you need, how soon it has to move — and for an exchange, your 45-day and 180-day dates.
  • A deal you're putting together: what you need from a partner and what they get.

Don't have a number? Say so. “Roughly” is a fine answer in this room; a guess dressed up as a fact is not.

3. What happens in the room

  1. Coffee, check-in at the desk (or the iPad), a seat. Say hello to the host.
  2. Each package goes up on the board — a few minutes each. The host asks the room, “Who has something for this?”
  3. Hands go up. Each one becomes a leg. Nobody judges the fit in the room; that's for afterwards.
  4. At the break the board stays on the wall, so you know who to go find.
  5. Every leg that comes out of it closes as a normal transaction with your own attorney, CPA and lender. Nothing binds you in the room.
